What a sweep runs in Carrollton, what changes the price and what the visit covers.

A chimney sweep in Carrollton, TX usually costs roughly $100 to $400, and most homes with one wood-burning fireplace land at the low end of that range. Advanced Local Cleaning starts at $99 with the inspection included, and one third-party estimate for a standard one-flue Carrollton house is $110 to $120. The price climbs with extra flues, a tall or steep roof, a long gap since the last sweep, or heavy creosote that needs separate treatment. Gas fireplaces generally cost less to service than wood. We are about fifteen minutes from Carrollton with no travel charge, and we give you the price before we start.

What a chimney sweep costs in Carrollton

Published prices for the area are fairly tight. A local cost directory lists $110 to $120 for a standard one or two story house with one chimney, $190 to $210 for two chimneys and $260 to $310 for three. Our sweep starts at $99 and includes the inspection, so a typical single-flue Carrollton house falls right around the $100 mark with us. National figures run higher, about $130 to $380 with an average near $255, because they fold in pricier regions and heavier jobs.

The number on the invoice depends less on the city than on the chimney. A clean, easy-access flue on a one-story ranch is the cheap end. A three-story house with a second fireplace and five years of buildup is not.

What moves the price up or down

Four things do most of the work.

The first is the number of flues. Many Carrollton houses from the 1980s have a living room fireplace and a second one in the primary bedroom or a den, and each flue is swept and priced separately. The second is the fuel. Gas fireplaces produce little soot, and national ranges for servicing them run about $85 to $250, while wood-burning ranges start higher.

The third is how long it has been. A chimney that has not been swept in years can cost up to about $800 nationally, because the work takes longer and the buildup may be hard glazed creosote that a standard brush will not move. If you are not sure what you have, our guide to creosote stages shows what each one looks like, and creosote removal covers the job when a normal sweep is not enough.

The fourth is access. A steep roof or a stack on a house taller than two stories can mean extra equipment, and a cost directory for the city flags this as a reason for higher quotes. We tell you about access issues when you book, not when we are on the roof.

What happens during a sweep visit

Most visits take about an hour and use two technicians. We lay drop cloths in front of the fireplace and run a HEPA vacuum so soot stays out of your living room. Before any brushing, we photograph the flue so you can see where it started, then brush and vacuum the firebox, smoke chamber and flue. The inspection covers the liner, damper, cap, crown and mortar. At the end we photograph the result and walk you through what we found, with a price for any repair before we touch it. Our step-by-step guide to a chimney sweep goes into more detail.

What Carrollton chimneys tend to need

Carrollton is an established suburb. Roughly 64 percent of its homes were built between 1970 and 1999, about 27 percent since 2000 and close to 9 percent between 1940 and 1969. That mix matters because a chimney that is forty or fifty years old is usually fine for a sweep but shows its age while we are up there. Crowns crack, mortar joints erode and caps rust.

The northeast side around 75007 is almost entirely 1970s to 1990s construction, so whole streets tend to reach the same problems within a few years of each other. The older pockets near the historic downtown square carry the oldest masonry we see in this part of the metroplex. If you live around Josey Ranch Lake, Rosemeade, Country Place or the Parker Road corridor, the sweep doubles as the cheapest way to find out whether masonry work is coming. Our Carrollton chimney service page lists the repair work we do most often in the city.

Getting ready for the visit

You do not need to do much. Clear a few feet in front of the hearth and move anything fragile off the mantel, since the drop cloths and vacuum need room. Tell the technician about anything you have noticed, such as a smoke smell when it rains, smoke rolling into the room, a draft you cannot explain or noises in the flue. Those details point the inspection in the right direction. If the fireplace has been out of use for a few years, mention that too, because animals sometimes move into an unused flue.

When to book in North Texas

The best time is before the first fire of the season. NFPA 211, the national standard for chimneys and vents, calls for an inspection at least once a year, and our guide to how often to clean a chimney in North Texas explains how burning habits change that. Calls tend to pick up once the first real cold front arrives, which in most years means late October or November, so booking in early fall gets you a choice of days. We usually have same-week appointments.

How to compare quotes

A low number means little until you know what it covers. Ask whether the inspection is included, whether you get before and after photos, whether the price is per flue, and what counts as an extra. Ask about certification too. Our technicians are CSIA certified, and our post on choosing a chimney sweep explains what that credential does and does not tell you. Be cautious about any offer far below the local range, since it often means the inspection is skipped or the price changes on the roof.

When a sweep turns into a repair

Sometimes the inspection finds something a brush cannot fix. A cracked crown, open mortar joints and damaged flashing are the usual ones. You do not have to act on the spot. We show you the photos, quote the repair separately and leave the decision with you. Our chimney sweep and cleaning page covers what every visit includes, and our areas we serve page shows the rest of the cities we work in.

Common questions about chimney sweeps in Carrollton

How much does a chimney sweep cost in Carrollton, TX?

Roughly $100 to $400 depending on the chimney. A local cost directory lists $110 to $120 for a standard single-flue house. Our sweep starts at $99 with the inspection included.

How often should I have my chimney swept in Carrollton?

At least once a year for a chimney you use, and before the first fire of the season. NFPA 211 calls for an annual inspection, and heavy use can mean more often.

How long does a chimney sweep take?

Most visits take about an hour with two technicians, longer for a second flue or heavy buildup.

Do you charge extra to come to Carrollton?

No. Carrollton is about fifteen minutes from our Plano base and there is no travel charge.

Does a gas fireplace need a sweep?

It needs a yearly inspection and service. It makes less soot, so the cleaning is usually lighter, but the flue, cap and burner still need checking.
