That age profile matters. A masonry chimney built in the late seventies or eighties is now at the point where the mortar crown has usually cracked at least once, the galvanised flashing has lost its seal, and a clay flue liner may have hairline cracks from decades of heating cycles. These are rarely dramatic failures. They leak slowly, stain a ceiling, and get blamed on the roof for a couple of winters before anyone looks at the chimney. Newer Plano homes north of Legacy tend to have factory-built fireplaces instead, where the weak point is the metal chase cover rather than a masonry crown.

On a chimney of that age we most often find a cracked mortar crown, tired flashing where the stack meets the roof, and mortar joints that have begun to erode. None of those are urgent alone, but together they let water into the masonry, and water is what turns a small repair into a rebuild. An inspection tells you which of the three you actually have.
Sweeping and inspection never need a permit. Structural masonry work such as a full or partial rebuild generally does, and gas appliance work usually does. We tell you before starting whether your job needs one, and we do not begin permitted work without it in place.
