Out in the master-planned developments such as Stonebridge Ranch and Craig Ranch the work is almost entirely prefab: rusted chase covers, failed caps, and dryer vents that have never been cleaned since the house was built. Around the historic downtown square the picture is completely different. Those chimneys are genuine period masonry, often unlined, sometimes structurally tired, and they need mortar matched to soft historic brick rather than a modern high-strength mix. Work on the older properties is slower and more careful, and we price it that way rather than pretending it is the same job.

Do you work on the historic homes near the McKinney square?

Yes. Historic masonry needs a softer, colour-matched mortar rather than a modern high-strength mix, because hard mortar against soft old brick makes the brick fail instead of the joint. We match the existing work and we take longer over it than a standard repair.

My house is in Stonebridge Ranch. What usually needs doing?

In the master-planned developments it is normally the chase cover, the cap, or the dryer vent. Homes built in the 2000s often got galvanised chase covers that are now at the age where they rust through and leak into the chase. A stainless replacement is the permanent fix.
