How do I know if my older Richardson chimney is lined?

You often cannot tell by looking up from the firebox. We run a camera up the flue and show you the footage. On homes from the 1950s and 1960s we find flues that were never lined, and clay tile liners that have cracked or slipped at the joints. Either way you see the same picture we do before deciding anything.

Is an unlined flue actually dangerous?

Yes. The liner is what keeps heat and combustion gases inside the flue instead of against the framing and inside the house. An unlined or badly cracked flue can let heat reach timber and can let carbon monoxide into rooms. If we find one, we will tell you not to burn until it is lined.

Should I get an inspection before selling a Richardson home?

It is worth more here than in the newer cities. Chimneys of this age routinely get flagged during a buyer inspection, and finding out during your own gives you time to fix it or price it in, rather than negotiating under pressure inside the closing window.

Can old brick be repaired or does it need rebuilding?

Most of the time it can be repaired. If the brick faces are sound and only the joints have eroded, tuckpointing restores the structure.
