What is chimney flashing?

Flashing is the layer of metal, usually aluminum or galvanized steel, that seals the joint where the chimney passes through the roof. It is bent and layered so water running down the roof is directed away from that seam instead of leaking into the house. It is the second most common source of chimney leaks after the crown.

How do I know my flashing is leaking?

The clearest sign is water staining on the ceiling or walls around the chimney, especially after heavy rain. You may also see rust streaks on the flashing itself, lifted or curled metal edges, dried or cracked caulk, or daylight visible at the seam from the attic. A flashing leak usually shows up inside the home before anyone sees the problem on the roof.

Can flashing be resealed, or does it need to be replaced?

If the metal is sound and only the sealant has failed, we can strip the old caulk and reseal the joint. If the flashing is rusted through, poorly installed, or lifting away from the masonry, it needs to be replaced with new step and counter flashing set into the mortar. We tell you which after we inspect it.

Is a leak around the chimney always the flashing?

Not always. Water around a chimney can come from the crown, cracked masonry, a missing cap, or worn roof shingles as well as the flashing. We check the whole system so you fix the actual source instead of chasing the leak with more caulk.

How long does flashing repair take?

Resealing existing flashing is usually a single short visit. A full flashing replacement takes longer because we cut new counter flashing into the mortar joints and re-lay the step flashing under the shingles, but most jobs are still completed in a day. We schedule around dry weather.
