What flashing is, and why it leaks

Flashing is the layered metal that seals the joint where your chimney passes through the roof. It is folded into two parts: step flashing tucked under the shingles, and counter flashing set into the mortar joints of the brick. Together they steer rain around the chimney instead of into it.

The metal itself usually outlasts the sealant. What fails first is the caulk and the mortar joint holding the counter flashing, which dry out, crack and pull loose after years of Texas heat. Poorly installed flashing that was only surface-caulked from the start fails even sooner.

When it goes, water follows the path of least resistance straight into the ceiling below. Flashing is the second most common source of chimney leaks, right behind the crown.
